What's today's mortgage rate?
There is no single "today's rate" — your rate depends on credit score, down payment, property type, loan program and how the loan is structured. How much money do I need to buy a home?
Often less than you think. Conventional loans start at 3% down, FHA at 3.5%, and VA and USDA can be zero down. Florida first-time buyers may also qualify for down payment assistance such as the Hometown Heroes program. Budget for closing costs too — typically 2–5% — though seller credits and lender credits can offset them.
Are rates going down?
Nobody can promise a rate forecast — anyone who does is guessing. What matters is whether the payment works for you today and what your refinance path looks like if rates drop later. Carl structures loans with that flexibility in mind rather than betting your purchase on a prediction.
What's the difference between government, conventional and non-QM loans?
Government loans (FHA, VA, USDA) are insured by federal agencies and allow lower down payments or credit scores. Conventional loans follow Fannie Mae / Freddie Mac guidelines and suit strong-credit borrowers. Non-QM loans sit outside those boxes — bank-statement loans for the self-employed, DSCR loans for investors, ITIN loans and more. A broker can place you in whichever box actually fits.
