What FHA actually gives you

The mortgage insurance conversation, up front
On most FHA loans taken with the minimum down payment, the monthly mortgage insurance premium does not fall off as you build equity the way conventional PMI does. What credit score do I need for FHA?
Approvals commonly happen in the low 600s, and the programme allows lower with compensating factors — though individual lenders set their own overlays above the FHA minimum. That last part matters: one lender's no is not the programme's no, and finding the lender without the overlay is exactly what a broker does.
How much is the FHA down payment?
3.5% with qualifying credit. On a $360,000 home that is $12,600 — and it can come entirely from a family gift, or be offset by Florida down payment assistance. Closing costs can often be covered by a seller credit negotiated into the contract.
What is the catch with FHA mortgage insurance?
This is the honest trade-off: FHA charges an upfront premium plus a monthly premium that, on most current loans taken with the minimum down payment, stays for the life of the loan. It does not cancel the way conventional PMI does. The exit is a refinance into conventional once you have equity and credit — a plan you should have going in, not a surprise later.
Can I buy a fixer-upper with FHA?
Yes — the 203(k) renovation structure rolls repairs into the same mortgage. It is also the tool that rescues a purchase when the appraisal demands repairs the seller will not make. Carl has closed exactly that save.
