Who non-QM is really for

  • Recent credit events — bankruptcy, foreclosure or short sale still inside the agency waiting period.
  • Asset-rich, income-light — retirees and investors qualifying through asset depletion.
  • ITIN taxpayers — filing with an ITIN rather than a Social Security number.
  • Foreign nationals buying US property, including the Orlando second-home market.
  • Complex or interest-only structures for borrowers whose cash flow is uneven by design.

If your issue is specifically self-employment, start with bank statement programmes; if it is a rental property, start with DSCR. Both are technically non-QM, and both have their own page because they are common enough to deserve one.

What to expect on pricing and terms

Non-QM rates sit above agency pricing, reserves requirements are heavier, and down payments generally start around twenty percent. In exchange you get an approval that would not otherwise exist, and a documented path to refinance into conventional later once the credit event ages out or the income history is established. What does non-QM actually mean?

It means the loan does not meet the Qualified Mortgage definition — usually because income is documented differently or a credit event is too recent. Lenders hold these loans or sell them to private investors rather than to the agencies, so each writes its own guidelines. That variety is the point: one lender's decline is another's approval.

Can I get a mortgage with an ITIN instead of a Social Security number?

Yes. ITIN programmes lend to taxpayers who file with an Individual Taxpayer Identification Number, typically with a larger down payment and full documentation of income and filing history. Comparatively few lenders offer them, which is precisely why working with a broker matters here.

How soon after a bankruptcy or foreclosure can I buy?

Far sooner than most people assume. Agency loans impose multi-year waiting periods; non-QM programmes work on much shorter timelines after the event, priced accordingly. If you are inside the agency waiting period, this is the category worth asking about instead of waiting years by default.

What is asset depletion?

A calculation that converts liquid assets into qualifying income for borrowers who have wealth but little reportable income — common for retirees and people between ventures. Your portfolio is divided across a set term to produce a monthly figure underwriting can use.
