A reverse mortgage converts home equity into cash or eliminates a monthly mortgage payment while you continue living in the home. Handled thoughtfully it is a legitimate retirement instrument. Handled carelessly it becomes a mess for the family. The difference is whether someone explained it properly.

What it actually is
Most reverse mortgages are HECMs — Home Equity Conversion Mortgages, insured by FHA. Borrowers must be 62 or older with substantial equity, and federally approved independent counselling is required before the loan can proceed. That counselling requirement exists to protect you, and Carl treats it as useful rather than as a hurdle to rush past.

Where it genuinely helps
Eliminating a mortgage payment on a fixed income. Establishing a standby line of credit as a buffer against medical costs. Using proceeds to delay drawing Social Security, or to fund in-home care that keeps someone out of a facility. In each of those the money is doing a specific job, which is the test for whether the product fits.
The Florida consideration
Florida has more reverse mortgage candidates than almost anywhere, and also the fastest-rising insurance costs in the country. Since taxes and insurance remain your obligation, that trend belongs in the decision rather than beside it. Does the bank take my house?
No — this is the most persistent myth about the product. You keep title and remain the owner. The loan becomes due when the last borrower permanently leaves the home, at which point the house is sold or refinanced and any remaining equity belongs to you or your heirs.
What do I still have to pay?
This is the part that must be understood before signing: you remain responsible for property taxes, homeowners insurance and maintaining the home. Falling behind on those can trigger default and, ultimately, foreclosure — the same as any mortgage. In Florida, where insurance costs have risen sharply, that obligation deserves real planning.
Will my children inherit anything?
Whatever equity remains after the loan is repaid. Heirs typically may sell the home, refinance to keep it, or hand it back. These are federally insured non-recourse loans, so if the balance exceeds the home's value the estate is not pursued for the difference. Carl encourages involving family in the conversation from the start.
When is a reverse mortgage a bad idea?
When you plan to move within a few years, since the upfront costs will not have been earned back. When a family member living with you is not on the loan and would have to leave. When the underlying issue is a budget shortfall that a lump sum only postpones. Carl will say so in each of those cases.
