Home / Loan Programs / VA Loans
For those who servedZero down, no monthly mortgage insurance.
If you are eligible for a VA loan it is almost always the best financing available to you — better than conventional, better than FHA, and not close. The benefit was earned, and the only real mistake is leaving it unused because someone said it was complicated.
No SSN. No credit pull. Carl Mataushek, NMLS #1945717.
What the benefit includes
- Zero down payment with full entitlement.
- No monthly mortgage insurance, ever — the single biggest monthly advantage in lending.
- Competitive rates, typically at or below conventional pricing.
- Limits on the closing costs a veteran is allowed to pay.
- Reusable and assumable, with entitlement restored after a sale.
The funding fee, plainly
The one cost unique to VA is the funding fee, and it is usually rolled into the loan rather than paid at closing. It scales with your down payment and whether you have used the benefit before. If you receive compensation for a service-connected disability you are generally exempt — worth confirming, because it is real money and it is sometimes missed. Estimate yours on the VA funding fee calculator, then have Carl confirm your exact status.
Buying with VA around Orlando
Central Florida has a large veteran population and no shortage of VA-friendly inventory. Two practical notes: VA has minimum property condition standards, so a home needing significant work may need renovation financing or seller repairs, and in newer Horizon West communities the CDD assessment counts inside your ratio. If you are relocating on orders, Carl can start the file wherever you are stationed and close before you arrive — he is licensed in 14 states, so a move does not mean starting over with a stranger.
VA Loans — straight answers
Is there really no down payment?
Correct — full entitlement means 100% financing with no down payment required, and no monthly mortgage insurance at any loan-to-value. That combination does not exist anywhere else in mortgage lending.
What is the VA funding fee?
A one-time fee that sustains the programme, typically financed into the loan rather than paid in cash. It varies with your down payment and whether this is a first or subsequent use — and veterans receiving compensation for a service-connected disability are generally exempt entirely. Estimate yours on the calculators page.
Can I use my VA benefit more than once?
Yes. Entitlement restores after a sale, and you can sometimes hold two VA loans at once with remaining entitlement — which is how service members handle a PCS move without selling. The subsequent-use funding fee is higher unless you are exempt.
Do sellers dislike VA offers?
Occasionally, usually from misinformation about appraisals and repairs. A strong pre-approval and an originator willing to speak to the listing agent fixes most of it. Carl makes that call — a VA buyer should not lose a house to a myth.
