The two tests
Every USDA file turns on two questions, and both are quick to answer. Is the property in an eligible area? That is a map lookup against the specific address. Is household income under the county cap? That counts everyone in the home, not only the borrowers. Clear both and you are looking at a zero-down loan with a lower payment than the FHA alternative most buyers assume is their only option.

What are the income limits?
USDA caps household income by county and household size. It is aimed at moderate incomes rather than low incomes, and the ceilings are higher than most people guess. Note that the calculation counts the whole household, including adults who will not be on the loan.
How does USDA compare to FHA on cost?
For buyers who qualify for both, USDA usually wins: zero down instead of 3.5%, and a guarantee fee structure that typically produces a lower monthly payment than FHA mortgage insurance. That is the reason to check it before defaulting to FHA.
Is USDA slower to close?
